  4. Was meaning to say that if there was a maximum cap on the low interest loans, can always increase the minimum by shortening the loan duration. However that comes with risk as Ham pointed out.
  5. Yeah revert to P&I and higher payment required to make up for the 5yrs of interest only.
  6. Yeah so refinance for a shorter period of time; ie. $500k @ 30yrs @ 4.95% P&I = $2,669/month $500k @ 25yrs @ 4.95% P&I = $2,909/month
  7. My boss has been in the FIFO professional game for 10yrs. Had invested all his money into stock market. Made an absolute killing. Would tell me stories how he would drop $60k in one company & double it in 3 months time etc
  8. ah I get ya. You could always refinance to 20-25yrs as opposed to 30yrs? That would make it a bigger repayment each month. +1 will be refinancing my investment to an Interest only and P&I for my house
  9. Don't know, give them a bell or hassle them on their pop-up window chat. Whats wrong with a minimum payment? A lower interest rate means you are paying off more with the same amount of coin.

  11. My investment property has 4.95% with CBA. However i'll be refinancing & packaging with my next purchase at 4.35% $.
  12. Higher LVI mean higher interest repayment which as an investment property means larger negative gearing.For high income earners better to negative gear for that tax refund.
  13. Banks usually hand out pre approval at 80% LVR. Talk to a mortgage broker, they'll push it to 95% LVR; meaning greater loan for smaller equity/deposit.

  15. Doubt it. There is something like 1 million negatively geared properties in Australia & no government would challenge it as it will be a big hit to their votes for re-election.

  18. Yup worked with a colleague who was always negative & pessimistic on business direction. A highly qualified individual but did rub the management team the wrong way. Surprise surprise, he got made redundant as opposed to me.
  19. Gotta make yourself stand out.I've specialised & gained experience in a skill only found in people much senior than me. All my colleagues tipping over 40 & are stuck in their old habits. Also helps that I'm working from a smaller wage (in comparison to them)

  21. Gotta lock my doors when I enter the west side. Haven't looked west, family & friends all East so it would be a pain travelling to/from. North is manageable due to eastern fwy/eastlink.
