A recent decision of the Consumer Trader and Tenancy Tribunal in New South Wales considered a claim by a landlord for the replacement of the bed allegedly damaged by the tenant during the tenancy.
The landlord claimed for the cost of the replacement of the mattress and base. The Tribunal found that the bed had been purchased 9 years before the end of the tenancy in question, and accordingly awarded the landlord 6/15 of the cost of replacement.
9 + 6 = 15. Therefore a bed has a life expectancy of 15 years.
