    Also I've been noticing that with a couple of IPs my parents own land tax has massively jumped this year literally from around $800 to $2k+ Gov might be really tightening down on this, firstly to make more $$$ and possibly to slow down investor buying. Personally Gov are just greedy basturds... like us...

    It's kinda sad attending auctions and watching new young couples who are trying to buy their first home be out bid by older cashed up investors buying their 3rd 4th 5th + investment properties

    Ringwood/Heathmont is nice also Lynbrook/Cranbourne is OK Ringwood is pricey these days. All close to train lines etc Cant beat the SE Buy land none of this apartment body corp crap

    Frankston is also pretty good for that price range, you should be able to buy 600+sq in which you could subdivide at a later stage. If you have more $$$ and happy to sit on rural land for a while until the urban growth zone is extended you could look at Deavon Meadows way. Only thing is it's high risk high reward... I'm looking for my third now

    I've found the jap car scene to be mainly a bunch of wankers from the IT industry. The turbo V8 guys are much more down to earth with less to prove.

    Yes I know from first hand experience what Chequered tunes are like and never again. Comparing the tune I have now is like night and day (no lean spots, no cold start problems - just smooth). Fact - my current tuner put in the time In most things you get a better return the more you put in until it hits diminishing returns. goodluck

    Yes I'm running a pro gtr motorsport cam and crank trigger kit with ati balancer. no scatter it's spot on.
