  1. thanks for the feedback. there has been heeps of interest and still getting PM's.. probably more than the realestate does.. hahahaha if anyone really cares, I am also trying to sell my own investment unit in bankstown.. 2br undercover secure carpark top floor close to shops blah blah blah.. advertised for $239K rental return is about 230-240 per week
  2. thanks for all the replies peoples.. althought I didn't get anything since my last post on tuesday.. hahahaha spent the 3 days up there. did about 5 interviews to answer a few questions. bracken ridge sandgate brighton tingalpa carindale all south east and west suburbs ALL OUT.. we have found our new place to live and have applied for rent at a few places. our new home looks to be Mango Hill 27km to the city 12km to redcliffe 80km to sunshine coast 130km to goldcoast it was the only place that we both went.. "YEP.. got everything we need" Northlakes is the area or estate thing. has a westfields has a few taverns restaurants schools library parks walkways gym everything we need. no older QLD'er type houses which we don't like. The drive to the city won't be bad for me. I am a regular gym junkie and will probably train in a gym near work in the city at about 6:30am I don't see there being much traffic on the road in from that area to the city at 6am. My interviews went pretty good and am hoping to hear back from them today. WAZ - to answer your 20 questions.. 89 4 door gts4 sedan (4wd), fmic, $22 boost controller, exhaust, r32 gtr wheels and some aftermarket gtr shocks and springs. lightened by removal of air con vents.. hahahaha nope. can't do anything yet.. need money to move. yes for work and easier lifestyle, and to have a family in a family home instead of a 2 bedroom unit. I work in IT. Thanks for all your help and input, I will be moving up there in the second week of may. Feel free to let me know what you think of this area if you know of it.

  4. no not near water for swimming.. I know for actual beah I will need to go to gold coast or a few a little up north.. just prefer to be near water.. so traffic is still bad huh? I guess I'll have to do a few trial runs in the next few days
  5. oh I didn't mean brisbane west is like sydney west.. hahahaha.. I just meant I wanted east to be closer to water... just a preference.. Brighton and sandgate is where I'd like to be, but they are a little out of th eprice range.. occasionally something comes up in my price range but I'm willing to travel 5 or 6 km from Bracken ridge or near by to go to the bay side..

  7. I don't want the same life style I had in Sydney. that's the whole point of this move. I'm recently married. need house instead of unit, for the future. don't want to go west. prefer to be near water or city and water more so than the city. the types of housing we want are not in those suburbs that have been mentioned... well at least not for the prices in the areas we are looking.. 20-30km out of the city is no biggie.. Bracken ridge seems to be close to rail line as well so that's a bonus. I'll drive around there for the next 3 days to get a good look around..

  9. Morning Queenslanders... As of last friday night, my plans have become a reality. We took a deposit on our unit in Sydney and we're heading up. We are looking at relocating in early May to Brisbane. From what we can see on the net, the area we can afford to get the type of property we like is at Bracken Ridge and surrounding few suburbs of Bald hills, Taigum, and a few others.. Any feed back on these areas? We'll be flying up tonight for 3 days... give us time to see a few places to rent for 6 months while we look to buy.. and also gives me a chance to get through a few interviews for work. Just thought I'd post here to hear some feedback on my choice of area and to say hi and see you all soon. Cheers TT

I had asked the question before I signed up with them to sell my unit (which they did in 3 weeks) and their policy is, you can cancel the contract at any time for any reason you want. you just need to pay your marketing costs to date and that is it. I checked the contract and there is nothing about a commission if sold within contracted period once cancelled. She is moving to Brisbane with us (well 6 months after us anyway). so she needs to sell it so that she can cover things like, moving costs and bond for rental place in Brisbane and a cheap car to get around in once up there. so she can't afford to keep it. the reason for the sale price is that she has calculated what she needs to discharge her current loan and pay current agent marketing fees, and her conveyancer fees. so it is not negotiable from that price.. unless you wanna pay more.. As I said before, she is also willing to sign a 6 month lease directly with the person that buys it so there is no loss of income and you start getting rent the week after you buy it kinda thing. and she can pay the new owner directly instead of thrue an agent saving you X amount of dollars (n1gtr mentioned something before). The rates are also very competetive considering what the complex provides and where it is located. I'm surprised at how many PM's I got regarding this.. should have tried this before going to an AGENT.. this might actually sell here..   11. Thanks for the kind words peeps.. that is a good deal for managing agent too. I think her unit is 23sq meters or something. I'm pretty sure they are all similar. Just to give you guys a rough idea on returns.. My parents own a 2br unit in Auburn (I know, I know... what were they thinking) it is worth $200K on a good day. they struggled to rent it out at $200 per week. I own (an trying to sell) a 2br unit in Bankstown. currently trying to sell for $239K and since new paint and carpet, agent estimates rental for $230 per week. So from a pure investment point of view, I can't see any place that can provide the same returns. If anyone is seriously interested, let me know and I can organise a viewing of the unit and all the ammenities. Also, you'll find that these units are rarely left without tenants. being so close to chatswood, north sydney and city, alot of single or young couples rent these out.. safe area, and at a location near everything..

  14. well it's no longer free is it? all those parts will cost you money. and that is more money than buying a perfectly good RB25det. I'm also no too sure what it is you are trying to build here. an RB24 is made using the rb20 bottom end. not rb25. I'm not giving you crap.. just past pointers given to me when I started a thread "Hybrid RB's" where I asked what other heads and bottom end combo's can be done.

  18. I guess it could fit in to the for sale section somewhere but not really. This is rather a question to the NSW gang. Studio apartment- recently renovated price - $165K not negotiable and not through realestate (advertised through realestate for $179K) Location - Shore Inn Appartments. rental return - $250 pw easily (as non reno ones get that) unit is air con'd and newly renovated. complex has pool, tennis court, spa, sauna, gym and a full time care taker. I can tell you now that a $150K loan has repayments of about $820 per month. as you can see, rental return more than covers that. any interest? serious post here..
  19. I'm with this one. it's been proven that the GTR intercoolers (even R32 ones) are good for 300rwkw. in terms of flow and cooling.

LMAO at Thomas' (DHC) face when I reached in to his passenger side window at the traffic lights while he was looking at a street directory. In an area he does not know and can't find on a map, and a man of middle eastern appearance sticks his head and upper body in to the passenger side window.. hahahahaha - should have seen your face at first glance mate. once you recognised me you were fine but initially, you freaked out. man you were so so lost.. glad I could help. I actually thought about jumping in my car and turning up at this thing myself, but being married and all, well... you'll see that there are many many more shores to do around the house.   21. that was my point.. also, the 2jz and supra v rb26 and gtr is the obvious top of the food chain for both parties. $15K buys a r33 with rb25 or soarer with 1jz. so to me, it is comparitive. that was the point of this thread. some good points have been made, some small penis's have been measured. good thread. roy... a rotiserie is only good for cooking my protein intake of chicken.. not to power cars.
  22. Well Hi flowed is different and you hadn't said so. AVO450 Ball bearing turbo is a 450hp (45 lbs per minute flow capacity) turbo. Just thought you might have 350 HP at all wheels and mistyped it. which would possibly be realistic with this turbo on a 2.5 wrx
