  1. It's not something I would do lol. Conveyancer charges ~$1k. It's not like its a huge cost when buying a house
  2. You'd be surprised... people do it but thankfully not that often.
  3. What do tradies do when they get old?
  4. Commission would obviously before when she sells. She won't be hiring an agent and she'll probably try to do her own conveyancing too...
  5. What birds said, plus I'm guessing you dont pay commission on your own houses etc...
  6. in any case you cant say that "anyone" can do it without a deposit or assistance, based on fictitious interest rates and when you (a) had a deposit (b) had 3 x assistance totaling over $100k and © work in real estate
  7. 5 tenants leaving at once is unlikely... if she's as highly geared as most "multi millionaire" "property investors" are in their early 20's usually are, even 1 could bring it all down. Happens all the time.
  8. LOL spoken like a true real estate agent...
  9. So in a nutshell, she has $2.4m in assets, that is borrowed at like $2.35m and is taking up her entire pay packet every week. She is also 100% reliant on her tennants to make her payments and capital gains will be her only profit. I wonder if she realises she has to pay tax when she sells? I hope her mother isn't too attached to that $60k slice of her house
  10. What they have calculated is $490k interest only at 4.03% comparison... 1) you are not getting that as a comparison rate 2) you aren't getting close to that at 100% LVR (guarantee or not)
  11. I edited it while you were posting
  12. $1647 per month P&I on $490k over 30 years would require an interest rate of 1.31% with no fees or other charges. There are longer terms (40 year) but very few banks do them - even then the rate would have to be 2.62% Except for the $60k Family guarantee and the $50k inheritance... and the lack of real estate commission etc. second tier banks with risk premiums and huge rates. The rental income you receive on a negatively geared property does not make you magically have a higher overall income as your expenses increase... honestly who thinks banks don't look at this when lending?
  13. what a load of shit.... she made a few poionts on how to do this... gimmie 5 i'm going to look into them,
  14. The beauty of the PFC is experience with so many tuners and the ease of replacement if you get EPA'd
  15. shirt is tits Meh... mine never broke down... cept the bigend but that hardly counts Sounds like you need a better tuner bro... perhaps someone with a HubDyno for dem extra accuracies
