Well .... even from your extra comments my money is still on Northgate mate (and fyi Northgate is 2kms closer to the city than Walkley Heights, is the same age development, but is more premium due to the lakes and walking trails system we have - plus Walkley Heights is hilly, so it depends if you like a flat or sloping rear yard). You would get exactly what you want in Northgate for $500k and I think it is one of the growth suburbs in Adelaide for future value inflation. That's why I live here :laugh:

And there is nothing wrong with some healthy debate - everyone has the right to express their point of view - even elitist snobs like me :)

Nightcrawler- When looking at Northgate we found the prices at the very top end of our budget. Would prefer to be looking at around 400-450k. A home of 500k is my top whack unless there are some good rates for martgages to be found. It seems on first looking at it to be a very nice area though.

On looking at job sites none seem to have any wage expectancy attached where here in Scotland most have.This will have a big effect on what mortgage i can go for.

What would you expect a weekly take home wage to be for

Production manager/supervisor

Lab Technition

Teacher

Vet nurse

i'm with cubes, definitely down south for the win, my partner and i have just recently purchased a nice 3 bedroom house only 12 months old for quite a nice price with sea views! Down south now has everything you need unlike 5-10 years ago and my mate and i found its less than 10 minutes to some good hills so we're stoked!

If you head down to the onkaparinga council and show them your license with address details they hand you a yearly beach pass so you can drive on either Moana or Silver Sands thats 5-10mins away without having to pay the $5 charge or what ever it is now days.

Silver sands is much bigger than Moana and doesn't get as busy.

Take the missus car; park on the beach, setup the bbq, esky full of ice and your set. :laugh:

interesting stats there Joel .... poor old Port Adelaide/Enfield cops it as the Northerners come to steal our nicer stuff :laugh:

The job market in general is extremely strong in the whole of Australia - especially so in South Australia.

Jobs are a very hard to give $$ advice on, but I would have thought all of those professions listed would earn at least $50,000pa.

Remember too that interest rates in Australia are currently very low and finance is pretty easy to get.

Thanks again..50k per year is a bit lower than what we are on just now but then again im sure cost of living is a bit cheaper over there.

A 500k mortgage over 20 years with a 50k deposit would be--how much per week or month.

Whats the cost of renting a 3 bedroom furnished home again in a decent area as this would be our best bet to get to know the areas well

I think $50k per annum would be a starting point mate - I really don't know - maybe contact some job agencies and ask around ... www.seek.com.au is one that comes to mind .... and yes living is quite cheap in Adelaide (especially compared to Scotland/Europe).

A mid-1970's 3 bedroom home in the 13-17km from GPO north-eastern area you are looking $200-$350pw .... a 1989/19900's 3/4 bedroom home in the 6-8km from GPO north-eastern area you are looking $300-$450pw. If you looked to rent the home you would pay $500k for, you would expect to pay $400-$500pw in rent.

I would check out a few of the online rental/sales mobs to get some more accurate info. Certainly at the moment there is strong demand for rentals and as such the vacancy rates are very low. We have just come off the biggest property boom that South Australia has ever had - most homes in SA have doubled in value in the past 5 years. Lots of previous renters have purchased in the past 5 years too, driven by government grants, and this has thinned out the available pool of rental properties.

If you borrowed $450k ($500k house with $50k deposit), at 7% interest (and this is likely to go up in coming years) for 20 year term, you would be paying around $3,500 per month. If you took the loan for 25 years, the payments would be around $3,200 per month. If interest rates rose to 8% you'd be looking at around $3,750 over 20yrs or $3,500 over 25yrs. Remember too, that in 20 years yes, you will have paid nearly $1M total, but due to inflation etc, your property value will be valued at over $1M. Compare that to renting at $500pw - which is only $26,000pa = $520k - but you have NOTHING to show for it - you have paid off half of someone's mortgage.

Renting short term would be advisable so you can get the lay of the land and see what you want from Adelaide.

It is truly is a remarkable city with much to offer, including lots of parklands, almost no pollution, hundreds of outstanding hills roads for spirited driving, the annual 4 day Clipsal 500 sporting car event, excellent health care and general public infrastructure, world-class sporting and arts events, 4 world class wine regions within a 2 hour drive of the city (Barossa Valley, Riverland, Clare Valley and McLaren Vale), and too many other things to mention. For some reason people many people who live here bag the place and say it is boring, but they just don't get off their butts for long enough to see what there is do see and do here - we just take it for granted.

i think the only good northern suburb would be the Barossa

but the only public transport there is the Barossa -Adelaide bus

and driving to the city would take about 1hr 30mins

mmmm--some interesting stuff here for me to get on with.Have now spent 2 days loking at houses in the areas mentioned. We definately like the newer style houses ( no more than 25 years old ). I have contacted a few job recritment agencies to see what the job market and possible income would be like.

I have an aunt and a cousin ( seperate families ) living in Australia who i cant contact as this would have been perfect for sponsoring. Will now have to wait until June to apply due to the wife finishing off her degree( Science )..If i use an emigration agency to help complete the paperwork and help move the process on, its going to cost me about 10,000 Aus $......

Read on the interweb that Adelaide is full of boy racers and not a great place to be in Australia... :):) -Comments please.....

So far the wife likes the looks of Nothgate,Norwood,Walkley Heights and on the coast Glenelg--but she doent like the idea of painting the home every year, would need to be quite a few streets back.For me it would be Northgate, Walkley Heights and possibly Glenelg( this would make the kids happier )

To say full of boy racers is a gross exaggeration, although we do get the occasional commodore hoons, having been around australia I would say it's no more or less than any capital city.

As for not a great place to be in Australia, these are outdated stereotypes from the late 80's/90's when Adelaide was in comatose state from being in a decade long recession. Thankfully the city is really picking up the pace - along with job opportunities and developments (see www.sensational-adelaide.com for some great info).

Most of the eastern suburbs are good, the western suburbs by the coast are great too (anywhere between Glenelg and Semaphore). Actually all bar a few suburbs (already named in this thread) in Adelaide are quite acceptable.

Please... I'll repeat again.. Having to paint every year really is a load of crap, an exaguration.

Seafront.. Every ~3years. A street back.. every 5 years or so. But as I said.. The seafront is over rated, I'd much prefer to live in a nice quiet street that one where people are constantly driving by, as they do on the seafront.

didn't know about the car pass, will certainly be picking one of them up! Definitely will be spending more time down the beach now, haha!

Yeah Savage i would love to bring the car over but i think it may need to go up for sale so i have all my possible funds in the one place ( the bank ).The last thing i want is to move over with little funds and have problems finding a job and having a load of money tied up in a car which is a luxury.

My priorities will need to change to that of work, home and security...and not nice cars...

I might look into starting up a car detailing bussiness when i get other things sorted as i love doing this at the moment...

A lot of you are bagging the northern suburbs, salisbury elizabeth etc. I have lived in salisbury {or surrounding suburbs} since i was 15 and have heard more bad stuff about the south side of town out do the north ten fold. I chose to live out at hewett (gawler} and you should be able to pick up a new{3year old}

for the money you are talking about and have change. It is within 40mins of the city and offers that quiet lifestyle with out all the hustle and bustle. Great enviroment for the kids to grow up in {met a young english kid at the park the other day and he played with my daughter, said he had been here 2 month and loved it}

Employment on this side of town is fantastic with both of your qualifications. Tech park at mawson lakes or motor workshops etc up ttp{modbury} and as far as your wife goes teacher or vet take your pick

another area which is booming is obviously mawson lakes but Im personally hesitant about reclaimed swamp

lol. all an all this is a great state and country to live in .

The process has now begun with a conversation with an emegration consultant.Seems to agree that Adelaide seems popular with some good prospects.

Anyone got links to companies around the Adelaide area which will allow us to rent for a few months to give us time to consider where to stay. Cheers for the help so far folks..
