dont rent to them in the first place...

bit hard to do that though - i mean, unless a background check can be done on the new tenants. Do they have background checks for people like this woman? I.e where you can get in touch with owners of the properties that were rented by the tenant in question.....

THANKS for the offer Shane!! Really appreciate it. I only have two electrical components to repair (IXL light switch and front sensor light) and i'll probably be able to do it myself, as i have done similar things previously. If i get stuck, i'll drop you a PM, if you don't mind.

When leasing privately the law is against you. Due to privacy laws you have no access to all available information, like previous rental history, etc; unless you pay a couple hundred bucks and are willing to wait about 4 weeks for the report, by which time the potential tenant has moved on :) . An agency can go online and do a history check immediately.

I followed up her references, and even called her workplace. With regards to a referral from a previous landlord, at the end of the day you could be talking to her mum or sister, for all you know.

very interesting guys.....i think for the most part people who rent are ok, but there are a few bad apples every now and then.....and yeah, like Al said, references could be family or friends...so no way to really know....

Cleaned the gutters for the first time, since we purchased the property, 4 years ago. They haven't been done in ages. Removed 4 bucket loads of mud/leaves/sludge, i could have made 4 mud castles. In the process we found that the gutters need an overhaul and sections replaced, more money :( . For now we are doing it "wog style", till some money starts coming in: silicon ftw! :)

My parents have owned their rental property for about 2 years. Within that time we have had 2 tenants. Both of which where families as we would not allow some scum bastards living in a brand new house.

Sucks that you ended up with a bitch of a tenant, as most of them aren't that bad. To tell you the truth the only thing we get annoyed at are tenants that want too much but we have never had a late payment of rent :|

Vandalise the power dude so the lights/heating doesn't work. Then pay her the odd visit, or get hired goons to put the wind up here - in a nice/non-violent, but threatening way.

Bribe the drug-taker neighbours with a smoke or two to be absolute c#%$s all night long and drive the skank outta there!!... May not work as well if the kid is deaf tho?!

Al mate, I reckon a nice backhander could have solved all these problems. what kind of bitch wants to fck up your property? I can't imagine you ever have done anything to her.

This sorry tail has made me think a bit. I own a place here in Sydney and have been leasing it out for about 3 years. I've had 4 different tennants in that time, and they have all been good, some better than others. But the lack of protection for landlords is scary. Like you I don't use an agent, I handle everything myself.

Property is about 25yrs old, so it's due for some maintainance.

My 3yr plan: Do as little on the property as possible, buy my brothers half, get a bigger loan, demolish the house and build 3 units. The house is FAR from run down, all it needs is the gutters and fence, but 3 units are worth more than 1 house :) . Land is huge for the area, just got to do a little research and see if i get permission, we already have a grant for a sub-division, just need to follow it up.

BTW: This was our third tenant; the first two were great.

Great to hear things are back on track mate. We just had our tenants in ACT do a runner to Victoria. Stopped paying the rent, wrecked one of the garage roller doors and the place needed the cleanup job as always. The only upside is we were locked into a rent amount $50pw under market so we have a group in that are paying what we wanted.

There sometimes seems there is no upside to rental. Sometimes they will pay the rent, maybe even on time. Sometimes they won't trash the place completely but aside from the mortgage not being covered completely there are costs. So far the worst renters have been middle aged a*seholes with attitudes and more BS than anything else. They are on bad tenants registers and court action/warrants still outstanding. Way to burn bridges. Our best renters have been younger groups with females and the current ones are 19-24 (group of 4) and very keen so we'll give them a chance. All work so if one loses a job there is some capacity to cover the hole by the others. We had one couple wanted to pay the 420pw and the wifes job was just the rent. Just too fishy for us and we expected they would move in others not on the lease then try to screw us.

What do I expect I suppose? Filthy rich landlords are surely just raking it in and deserve what we get, and a Labor govt will be the answer to the horrible life we have under Howard too if you believe the tree hugging carers and sharers out there. Not that it costs money to own a rental? Oh no, at least now I'm not in the hole an extra 200pm so essentially providing rental is charity with a potential pot of lukewarm beer at the end in an attempt to cover your own retirement without taking more from the "battlers" who would ask for help to clean up if they p*ssed their own bed.

Maybe I should just sell them drugs instead of a roof over their heads. At least then it won't be all my fault as a filthy landlord.
