What do you mean? that he is totally innocent? and that a totally innocent by-stander didn't get shot in the face and lost his eyesight? and that he got stuff all as compensation? and that Nemer only got $100 fine and suspended sentence? and that it took the public to almost smash the DPP's door down before he got approx 18mths (if that) then he gets released and re-offends again???

Yeah I suppose the public register is all wrong and the latest judge was just too harsh and didn't have all the facts!! :)

Funny you mention that, my financial adviser rents, but i assume he knows what hes doing, lulz.

Yeah tell us the whole story Damo.....he's clearly already in the market then and obviously believes in it otherwise I'd be advising you to go elsewhere bud.

Curious though, what's his reason for renting at the moment (dead money).....I'm guessing he's in between properties at the moment, yeah?

Cause I've heard about all the savings that can be had by renting ie. loan interest and bills like council rates etc but if you factor in the constant rise in rents, interest rates at their lowest in over 50years, capital gain advantages of owning a property and the fact that one day it will be impossible to get into the market (fact), then this renting busines to save a buck is a big bluff!

I'm with scandy, i am not buying a house until i get married. That way if she leaves me she only gets half which is what she is entitled too, no way i am buying now paying it off to in a few years having some girl leave me and get half of my hard work.

Also i'd rather be happy and enjoying life than worrying about a 300 grand mortgage that I HAVE to pay off, no if's or but's, unless I want the bank to take it back off me.

My advice to anyone who is currently renting.....get into the market ASAP by any means possible even if you're not in love with the property you're buying......think of it as a stepping stone.

In many parts of Europe and even in our eastern states, only the rich can afford not to rent.......we are heading down that road.

I've experienced 3 or 4 boom periods in the housing market since my first property at 20 years old and have never seen the market grow like it did between 2002 & 2005. Prior to that, it was very easy for an investor to positively gear a property, now it's next to impossible unless rents catch up to property prices, and I'm talking literally double the rent you may be paying now!

Reason for all of this, Baby Boomers are getting ready to retire and have bought up Adelaide in the last decade.....fact!

Yup baby boomers have been shown to be the most selfish generation ever!

My pet peeve is people who own more than one house, you can only live in one so why do you need more? Then I hear all this crap about how it's a great investment but all you are doing is making it harder for the little guy to get into the market.

haha, ill have to add that to my list of reasons to put off buying a house.

my biggest reason is travel, ive been planning a fairly epic trip for a couple years now, id rather do that while im still young enough to properly enjoy travelling (wink nudge) than buy a house, pay it off over the next 30 years, wait until such a time as im enough ahead to go for it, and then only go for a fraction of the time i can go for now.

a few months compared to a few years... ill take the years.

and thanks to some good friends of mine, when (or if, whatever) i get back, even if my family has finally gone to shit (which it will), ill always have a room to rent for f**k all. and i may end up inheriting my nans place in the next few years anyway.

LOL, selfish = smart IMO.

We've been hounded so long by a govt telling us that we're at zero population growth and that we should have 3 kids, 2 to replace us and 1 for the country just so we can support the next generation.

We've also been threatened to not rely on the pension to be there forever cause there will be more pensioners around than the workforce one day so who will support them.........so baby boomers are trying to be self sufficient in retirement and not rely on the X & Y's to support them in retirement........yep, real selfish :)

if anyone is looking for some advice on getting into the market, pm me for the details of the guy i use. He is extremely succesful in the real estate game and is very switched on. Setup a mate of mine, is now helping me get into it. Has at least 30 properties to his name so has his head screwed on pretty well.

Woot for day off, now to call some real estate agents about some properties.

yeah, its pretty smart thinking in that respect, but it does make it fairly difficult to enter the market.

and you know, people stop seeing the reasons when theyre getting annoyed. lol, so they see the boomers as selfish. cant blame either.

How is setting yourself for the future being selfish? Some people work till the age of 65 then retire and rely on pension for the rest of their days, f**k that if i'm gonna be one of those people. Real estate is a gold mine if gone about the right way and i sure plan on trying to get into it.

I don't think there's anything wrong with wanting to be wealthy or comfortable with ones own financials.

    • Wideband is worth setting up if only for tuning purposes. I would not mess with the ignition system unless there's a misfire. HKS crank trigger is popular out here for the relatively easily sourced Denso crank sensor, not a bad idea to install as well regardless of power level on a standalone. Boost leak test is worth thinking about. Oil pressure sensor tied to a fuel cut isn't a bad idea either. Getting the tune figured out is a good idea. Without putting eyes on it and getting under it there's no way for us to tell you exactly what it needs but most likely you're down to the last 10% that will make a big, big difference in how happy you are with the car.

    • Any plans for E85? If so, add flex fuel sensor.   I'd probably add in the sensors I mentioned above if the Link will support using them for engine protection. With water pressure, you need to be able to effectively set it that "If temp > X, and pressure = atmospheric, shutdown" as at running temp, you should be able to read pressure in the cooling system. If pressure suddenly disappears, it means the water went some where, and this is a quicker reaction than waiting on water temp to go up (Which, can take a little longer than you'd like, considering it now has to wait for hot air to heat it up) Oil pressure, Oil temp, both would be on my list too if you're looking to add sensors. Wideband O2. And at least one EGT sensor. If you're feeling deluxe, put in individual runner EGTs. Single EGT sensor is more so forget about a specific number, get used to "What is normal EGTs", and then keep an eye on it, if it starts going away from "normal" it's a sign something is wrong (Also, things like the tune can still start going out of spec, but EGTs may not show it, for example one injector starts running leaning, so ECU richens everything up, now 5 out of 6 cylinders are rich, and running cool, with one cylinder lean and running hotter, so it's not perfect) Then there is your other things to look at non sensor related, but you may have already done, or have underway, and that would be things like building a sump for more oil, and better oil control under high G-Forces (Cornering, brakes, acceleration). Basically, the above is worth looking/thinking about, if the ECU can do protective stuff with it, and you continue to use it how you are (Drive it to the track, thrash it, drive home, repeat once every 3 to 4 months)
    • Can also confirm these work a treat for most balljoints and bushes. If you have access to a big rattle gun, they make the job so much easier and quicker, compared to using a socket wrench or shifter on the c-clamp 👍
    • Its sort of street but got used for circuit sprints on account of I never drive it on the road because I dont have the time to spare. So it usage was sits around for months at a time then gets driven either 50 or 250 kms to the track followed by 20 laps followed by 50 or 250kms home followed by stuck in the shed until next time. So yeah neither fish nor fowl. Just dont want to break it on the track as a preference. Hence the fairly short sensor/mod list. Probably more worried about it pinging itself to destruction more so than anything oil related.
