Dont know how i missed this thread, being an agent (in the past).

Al, the reason i left that industry is exatly this sort of BS that gives the industry a bad name and want nothing to do with it.

Looks like pretty much everything has been covered already, are you still keen on this property?

Out of interest, can you ask the lady how she came to give this particular agent the listing? How did they get in touch? Was it a recommendation from one of her friends? If so, she should speak to her friend (maybe its written above but i missed it)

For the others..........

Well good news!

They say things happen for a reason and this has just proved it.

Due to this event, i went to another 5 house inspections, the weekend after, and found 3 others i liked. By Monday i had inspected a property for the 2nd time and placed an offer. On Tuesday the offer was accepted and settlement date is in 80 days from today.

For $15,000 extra (but still within my budget), this property has the following "extra" over the property in the first post:

- 50% more land: 600m^2 as apposed to 400m^2

- study

- Theater room

- Evaporative cooling

- Ducted Vacuuming

- Bar (in lounge room)

- Wooden floor boards, throughout the house.

As a bonus the following "extra" items will remain in the house on settlement:

- Hi-end projector

- Huge projector screen

- Bar fridge

- Dishwasher

To say i am happy is an understatement :D

The real-estate agent dealing with this property was tops; no BS, no head farks, just straight and honest.

I had no issues with getting a building and pest inspection done and the contract was drawn accordingly.

I also messaged the owner of the first property, stating that i had bought another property, but was still willing to write a statement/explanation of what had occurred; should she decide to take the issue further.

Thanks to everyone who posted helpful information, it was/is greatly appreciated!!

Thanks all. Really happy with how it worked out. House has a double brick garage, with plenty of room to build a decent tin shed at the back. In time I'll be fitting a rear roller door, to the garage, but that's the only thing this house is missing.

Awsome outcome........sounds like a much better pad..gotta love having a projector ( I got one last year and the quality is so good ( when using a screen as opposed to a wall ) I now use it as a permanent TV. :P

I do feel for the Original Vendor though as they still have to deal with that shitty agent. Hopefully she will persue the matter ;)

    • Ye, in terms of bolting up the "Conversion" from a GT to a GTT is effectively "Use GTT parts for everything" Except the subframe itself, because you won't want a HICAS/4WS subframe. Remember your ABS system will be different too, thanks to GT being the S15 3 sensor system, instead of the R34 4 sensor system for wheel speed. I do not know how people get this to work given R34 diffs do not have a provision for an ABS sensor (they are on the tone wheels of the axles). I assume***** people use S15 gear/R34NA forever when they realize this - Or they convert it to a rear diff/axles that are R33 style which I presume has the singular speed sensor on the diff itself, but then you have to wire it all in and...and... and...
    • Foreshadowing was never so easy.
    • The ones in brackets are the first stages of tightening. I usually aim for the middle of the range. They give a range because it's actually not that critical to hit exactly the right bolt tension. Enough is enough, and too much is too much, and the range given is inside that range. Half of the bolts in the suspension are problematic for putting a torque wrench on anyway, so just get done up to mechanic tight  and spanner checked a week later.
    • Is the problem that we just disconnected the line, does it need to be plugged? I’d rather not buy another master cylinder
    • Clutch is same same. Tailshaft is not. Diff will drop in. Half-shafts will not mate up (5x1 on turbo, 3x2 on NA). There is also the strong possibility that your auto NA gets its speed signal from the sensor on the diff, not the gearbag, and that will leave you without a speedo. You can do all this, you just have to do a lot more than you thought.
