Just wondering if anyone can recommend a good car-nut-friendly drawer of domestic house extension plans that can knock up a set for me?

Looking to build a large brick double garage/workshop onto the side of the existing double garage, somewhere to put the overflow of toys from the current shed, and to be a peaceful haven for the boys who hath sinned and been banished from the household.

Someone with experience in designing workshops (who can suggest stuff like power/lighting layouts, hoist clearances/positioning, etc) would be perfect, but can probably work out most of that myself if necessary.

I don't have specific experience designing workshops, but i produce drawings all day long and have had a reasonable amount of experience. I would be happy to give you a hand with it as i too would like to have my own special place one day.

Do the ACTLPA mob require that the plans be drawn up by a registered or certified person? I've never had to deal with them before as my builder always took care of that stuff, but unfortunately he's retired now.

I have another builder in mind that we have used before, but he just said to get some plans drawn up, then he'll give me a quote.

I have no idea about boundaries, easements, development vs building approvals, public notices etc, etc.....which all really sucks, because I just want a shed.

Im a draftsman, 8 years experience, most in Victoria

The rules and regs change from state to state, but also willing to help out if I can too! (I do 3d representations, detail plans, footings, drainiage and elec, timber frame stress analysis, shadow projections, submission to council plans, the works)

Drainiage and roofing is the biggest concern as the council all wonder about the extra water catchment area the roof provides, thus feeding it back into the stormwater system... they dont want to have to upgrade pipes in the area (can design that for ya to)

I specialised in WSUD (Water Sensitive Urban Design) in a major Land Development Consultancy in Melbourne

I also have a few contacts here in ACT with residential expertise so maybe I can get them in contact with you.

The initial plans can be done by anyone ,but usually require someone registered to sign off on them (approvals etc)

Theres a guy about 600m from my house here in Deakin, Rod Sheather Architects & Builders (he is a car luver too)

Will also come by one evening after work and have a geezer if you like?

ACTPLA has no requirement that your plans are drawn by a 'suitably' qualified person only that their good and legable and include all the relevant info and are drawn to scale. Donnan can draw them and his experience eclipses my own. Have you looked into the Development Assessment Requirements? And whether your application even needs assessing at ACTPLA or possible be seen by a private certifier?

Good point on the Development Assessment stuff Adam - I tried to work out from the ACTLPA website what sort of approval it needed, if any, and just got more confused.

I guess knowing the floor area would be a good start, so i'll have to measure it up again. From memory it was going to be something like 8m x 7m, so around 50 - 60 sqm.

I'm off to NQ on Friday for a few days, but i'll give you all a shout early next week. Whoever's intererested and available can come check out the site (i'm in Calwell if that matters).

I shouldn't draw for you, as i work in Development Assessment (DA) at ACTPLA (it would be a conflict), but I'll happily discuss with you the in and outs or the system to give you the best chance of a nice smooth process. Drop me a line at work on the customer service number 6207 9123 and ask to speak to Adam, I can email you a heap of info but that doesn't really help. Have you got a quick sketch of what you want and where on your block?

Actually, I was thinking of just going out to ACTLPA with the block plans in hand and having a chat about what I want to do. Is that the done thing, or is it a formal process with booking an appointment first? You guys are still out at Mitchell right?

We're at both Mitchell and Dickson, if you want DA advise come to Dickson (we're opposite the motor registry, in the south building). Mitchell might be able to help you out, they're at 8 Darling Street (close to the corner of flemington and sandford). No need for an appointment, unless there are some contentious issues.
