Sadly i cannot agree... (about the whole car). So many small things let what could be a really great example down...

Sadly I don't give a f**k if you agree with my opinion on this particular car lol

I'd lose the weather shields, and not personally a fan of the polished lip TE's but that's me..

Whats with all the SAU shit being north side? wouldn't of minded going to that WAXIT thing but cbf driving to the Melbourne airport to be forced to buy $30 of their products and citylink / petrol.. /rant

Final inspection had a sauvic detail demo for free, waxit wants $30 :/

Dezz so its all on track or likely to be late?

I'm trying to save $500 and not touch it every month so like 6k a year.. after 2 years or so hopefully will have enough for a deposit (including the amount in commonwealth bank shares I own) so the aim is to be in the house by 25.. CBF renting prefer to spend that on car or motorbike - home is still good and parents don't mind me being here, not having to cook = win (not to mention not having to pay for teh interwebs and shiz).

although get in the market as soon as you can. If you trying to fund a house by yourself you will probably need a deposit of $20,000 - $50,000. If you nearly there, see if your parents can "gift" you the remainder of the deposit. By law its a gift, but obviously pay back the parents ontop of the mortgage. Better to buy house now and pay off as much as you can until 25yrs. Rent it out for 2-3yrs + your own repayment (whilst living at home) and you will cut down many years of your loan (and reduce the amount to repay monthly). Dont expect to sell it after 2-3yrs of capital growth, as the capital gains tax will shaft you.

Only downside to the above plan is that you dont get first home buyers grant ($7000) and not worth selling off in a couple of years as you will have to pay stamp duty for the 2nd place. Bundled with capital gains tax, you wont come out with a big profit. So choose a place which you see yourself living in after 25.

Not a bad idea, I guess the rent would pretty much be paying some of the loan off in the mean time, only problem is trusting other people in the house without them f**king it up and throwing poop around.

I could sell my shares for 25k and get gifted the rest maybe..

Thats why you organise tennant thru real-estate and not private. I think they offer insurance to cover that.

Visit your local Mortgage Choice (I went to the one in Mountain Gate Shopping village, Ferntree Gully)

Free service, will give you an idea of how much you need to save up or get gifted.

Terry sheer or EBM for landlord insurance it is good but they can shaft you also

5.64% gross monthly rental income. Is that a good rate from realestate agents for managing tennant? nfi.

Nah, although it probably wouldn't be hard to get in contact with him.

I'm most likely working with Michael Paynter (the guy who did that collab with The Veronicas and wouldn't gtfo out of the charts for like 6 months last year). He's actually a ridiculously talented writer/producer.

I'd be recording in the same studio that he recorded his new EP in, which was released on the Sony label :thumbsup: So can't be too shabby.
