What do i do for a leaving? Not sure, usually open the door and walk out. Sometimes leave the door open behind me as i was born in a tent. :rofl:

Oh, you mean living. I am a qualified Mechanical Engineer, I am in India at the moment doing drug trials in the vaccine facility i spent the last two years building. Does that make me an idiot, a loser, better or worse then anyone else?

Mind you if i knew estate agents throught tenants were all scum and lower then life becaus we dont own homes... like somehow that makes us better or worse then other people and because we are all scum we dont deserve to get the usused rent and our bonds back...then i would not have bothered with making the polite calls to understand the delay.

But now that i understand we are all lower then low, i will just go back to waiting as i understand that poor real estate agents have to manage personalities like 99% of other professionals in the work place. I should just go back to being thankful that they talk to me at all! I work in a service industry and enjoy dealing with people in a civilised manner....hence why i get SO PISSED OFF WHEN PEOPLE TAKE THE PISS! And in this case I am pretty sure they are taking the piss.

But thanks, i now understand its just a waiting game and will just continue to follow it up with weekly courtesy calls to se how it is all going.

Oh, and why have i not bought a house? Well never wanted to own a place or live in the one place for too long. I cant wait to buy a place now, because as a person looking to buy it sounds like i am jumping a social class or two...oh hang on. I will be an ex-renter so probably still scum

And if you are so offended by somebody being pissed off with an individual in your industry then I take it you are aware of some of the people in your industry being useless. If my swipe at thiwving carnt agents was too generalised then i apologise and rephrase it to "my thieving carnt agent" :P

Thats how i see it! I should ad I do. I take pride in my name and how i keep a place. All i ask is that the PM keep up their end of the deal. Sounds fair to me. :)

Nahhh, Don't buy a house Roy... just get yourself a nice cardboard box and a quiet laneway to plonk your new establishment! that way you won't have to deal with scumrat agents, such as the likes of alr33x

If you are one of the good ones out there then hats off to your colleagues make your whole industry look like a zoo! So, more recent background so you can understand why I am so pissed off and at war with everyone at present.

In this particular case I like my apartment, and when handed in my notice I gave the agents/landlord two other names of people who wanted to rent the apartment. So there was no advertising, the new applicants a drafting engineer and a lawyer so it was all spoon fed up to them.

As i know these people they noticed that the new lease that they were about to sign had me as the owner! LOL, great work, i was the ex tenant, not the owner/landlord. When they pointed this out they had to return at a later time to sign the contracts. At which time there was another hiccup to which the agent said "oh the old tenant did a runner mid lease and left us in a hole on this one" Lies, lies, lies. Why would they make this sh1t up???? Cant't they carry a conversation about the weather, or if they need to lie about why they are so disorganised then best remember that the people signing the lease know the person they are telling porky pies about and know what they are saying is false?

So meh, need to get over it as its driving me mad!

On a ighter note...o you want to get into statistics, how many people rent?Isnt it something like 25-30% of the population rent? Something like 30% have loans on their own property and 35% own their property outright? So by those numbers about 1 in 3 are douchebags like me. How many people in the workplace are Estate Agents. I am guessing 1-2% maxish???? SO my generalisation is calling a good number of those in the dopes., so 1 in 100. Your generalisation calls out 1 in 3! :rofl: So my gross generalisations are less gross then yours? Dont you like what you can do with numbers. :P

...and cardboard boxes are great. ALl these wealthy folk buying these big TVs use to be good. But with plasmas and LCD TVs these days they just dont have the depth they used to. Its ok thought, Fridges are bigger then ever and those boxes work well when sealed up with tape and silicon. Means i will have to give my GTSt to a person of questionable sanity as i wont be able to get insurance without a garage :rofl:

Oh well, i need to spend a few nights in the local Indian slums to get used to it. There are people that probably wish they had a lease and a real estate agent to complain about :P

Grab his mobile number, property managers are usually really busy and alot of the time are also out of the office.

i dont actually mean that, but fk me im sick of all these knts having a crack at real estate agents.

as you would have noticed in my previous posts i dont actually think that way but made as ridiculous and large a generalisation as you did so frankly im not too interested in your statistics and perhaps you should go back and read what i posted before going on a tangent.

i did agree with you that your experience clearly isnt great and even gave you some advice. Continuing to argue with you serves little purpose as frankly i dont care that much. respect? i have plenty of it. You should know enough to realise it is something you earn and its not granted. Thus i dont respect you nor any other half wit posting in this thread based on selective reading. When Roy's second post was nothing short of abusive based on the fact he has had a bad experience with a single person/agency does not give reasonable grounds to slander an entire industry and the people who work in it. I've had sh*t service at mcdonalds, mechanics, retail outlets, lawyers offices, hospitals etc. Do i automatically label them useless lazy kunts? dont think so.

Its a favourite past time of most people to beat up real estate agents, doctors, lawyers even police until that is you actually need them and you swallow what little pride you have to ask for assistance to find a house, sell a house, buy a house and so forth. Go to court or you get beaten up. And for those with little comprehension i am not comparing a real estate agents work to that of the other listed proffessions but its easy to sit on a your soapbox about how terrible everyone/everything is.

Alr33x, I did read what you posted....LIke i sad posts ago, I apologised for the slander of the whole industry! But don't make the mistake of thinking this is restricted to one bad dealing. My frustration is it seems that whilst you reacted to my remark, your thinking and reaction is typical of the industry. Which is why i hate the situation I am in, being civil and polite seems to get you nowhere as there is no respect for the fact that they are controlling thousands of my money. I could be a shit kicker, doesnt really matter.

But i tell you what, they are related in that they are dealing with people when they are vulnerable, dependant on others or there are large sums at play...all can be emotional tims so all you can ask for is transparency to what is going on. No its clear that the particular agency you dealt with are quite average, and that's fine i have worked with and observed many an agency and obviously deal with many real estate agents its a fascinating business everyone wants to be in the game but are completely hopeless and uncommitted, on the surface it seems like an easy way to make good money. In reality its like every business the 80/20 rule prevails. The average income for a real estate agent is like 50k who in their right mind would work 6+ days a week 10-12 hour days or that kind of money may as well do reception. Unfortunately though they don't and the lack of renumeration then feeds back to the level of service provided and thus just fuels why the make sweeet f.a in the first place cos they do a shit job.

I'd suggest you take it up directly with the RTBA or speak to the director or head of that department and make a fuss, clearly being nice isn't working.

I'm not sure the basis of your argument here every industry in the world relies on dealing with people as you say when they are "vulnerable" because we are all dependent on others at some time. For instance if i come to you to its for a reason its for something i cannot do myself thus you take advantage of this and charge a fee for your service, or am i wrong? there is nothing wrong with that either i might add but its a commercial world. Everyone works and profits because society needs people who can do things. Look at tradies they are making a fkn fortune a couple hundred to put in a power point? get real but you and i cannot do it so we get the "expert" and pay them "accordingly" It is naive of you to hold it against any industry that they capitalize on peoples needs.

When i get my money back i am thinking about re-investing it into fat-o-grams and lots of porn bought off the internet delivered to the agents office :rofl: Money well spent if you ask me :P

So provided i can hassle and drive the agent to lodge the form with RTBA this week (or confirm a date it was lodged) can anyone offer an opinion on the rent balance owing to me. SO money was taken out of my account, two weeks of it were for the period after the notice expired and keys were handed back and inspection completed. Actually keys and inspections were all done well before the 28 days notice expired. So what is the process for the money being refunded to me? Would the agent be paying me, processing paperwork or could they be chasing the landlord as monies were maybe already paid to him/her? I have no idea who to be pissed off with on this one, other then the usual lies and it was menat to be paid to me 3 weeks ago!?!?

i dont run a business so nobody works me.

Unfortunately its clear you dont grasp context, sarcasm and so forth via posts and thats fine it can be hard to tell via the internet.

But you can be sure of one thing whether you like the way i put it or not the fact is a buyer wants to pay as little as possible for whatever it is they are buying and a seller wants as much as they can possibly get for it. Don't shoot the messenger but people having been buying and selling since the dawn of time.

So however you wish to put it the business of sales is based on greed. The buyers greed wanting as much as they can have for as little as possible and the seller wanting as much as possible. Something unfortunately has to give. For the same reason we pay other professions to do things for us real estate agents provide a service and knowledge that most people dont have, yes they could obtain the knowledge and sell it themselves and some do but they are not trained negotiators and are not as well informed about the market.

I dont follow clearly but if you gave 28 days notice and paid rent upto this date you dont owe them anything, and if as you said your final inspection was fine and no claims are being made you will get a full refund of your bond. Worth noting they cant change the amount of bond you a refunded without you signing permission to do so.

If you paid past your vacate date by 2 weeks which is the other scenario you should get a full refund for the amount of days over you paid. If they were stupid enough to pay it to the landlord then they will have to recover the money through them, could take ages but thats not your problem id be demanding my money asap.

Thirdly if you only paid 2 weeks of your 28 day period then you owe them 14 days of rent. I dont think this is the case based on what you have mentioned but it is slightly confusing.

oh and yes its the agents fault if they paid the rent to the landlord that was in addition to what you owed them the system would have told them to the exact cent how much was owed to vacate date.

The second scenario is bang on the money. They insist on automatic debiting from my account, cool with me. I handed in notice at the end of the month, my billing period is in the middle of the month. They automatically take it, i dont pay it. So half way through the 28 day period they deducted the next billing period from my account. About 4 days after they deducted the sum from my account the keys were returned and 2-3 days after that the inspection completed and everyone happy. So they had access to the property well before the end of the 28 days as like i said, some friends wanted to move in and i am OS, so in the interest of helping everyone out...got the show rolling

So they shouldnt have paid the full amount to the Landlord and if they did i am well within my rights to ask they front the cash until the landlord makes good with the cash? Will roll with that next time i speak with them
