i dont actually mean that, but fk me im sick of all these knts having a crack at real estate agents.

Dude, that's because real estate agents ARE knts. Make no mistake they are on par with f**king lawyers. They talk like the sun shines our their f**king asses and act they are the doing ME a favour, not providing a service when I'm purchasing property. They say whatever the f**k they think I want to hear to get my interest then play games with phantom bidders to push the property price up. There is service, service, service until the dotted line is signed then bang, they disappear never to be heard from again. They've got the commission, what do they care.

I have nothing but disgust for the service I received from Barry Plant. Perhaps not all Estate Agents are the same but hey, until I meet one that isn't it stands.

The second scenario is bang on the money. They insist on automatic debiting from my account, cool with me. I handed in notice at the end of the month, my billing period is in the middle of the month. They automatically take it, i dont pay it. So half way through the 28 day period they deducted the next billing period from my account. About 4 days after they deducted the sum from my account the keys were returned and 2-3 days after that the inspection completed and everyone happy. So they had access to the property well before the end of the 28 days as like i said, some friends wanted to move in and i am OS, so in the interest of helping everyone out...got the show rolling

So they shouldnt have paid the full amount to the Landlord and if they did i am well within my rights to ask they front the cash until the landlord makes good with the cash? Will roll with that next time i speak with them

because the entire process is automatic i'd say they have paid the landlord and are chasing him for the money back. Your property manager needed to advise the accounts department how much to pay forward which given how effecient your PM sounds i doubt it happened/

You like all buyers do forget we are paid by the vendor not the buyer and it is our job to get the best possible price. Granted what you have said is a common frustration something my company does not partake in, many do though. Ultimately your an adult your price offered is what you want to pay we dont hit you with a stick to pay more if you think they are playing games hold firm with your offer. You'll soon find out if the other buy exists you'll miss out the house will be sold everyone moves on, if yours is the only offer then guess who will be crawling back to you?

Lets not forget buyers arent as great as you make out. For example typical buyer.

House price $400,000 - $440,000.

Buyer : what will the take? OR they will offer $380 and wonder why nobody cares about them. Sure not all buyers to this but the vast vast majority do. The over whelming majority of "buyers" are time wasting and often dont buy in the price range they indicated they wanted to initially or dont even end up in the same suburb.

Or what about every monday all the buyers get a call, they dont answer thats fine we leave a message how many do you think bother to call us back? particularly if its a house they aren't overally interested in but hey we still would like your thoughts. But i bet thats ok for them not to call us, but if we dont call you we are the bad guy? double standards i think but its part of the game.

The problem with strong markets as melbourne has been since forever really is that depending where you look (not my area of trade so much) but inner west inner east an so on, they frankly dont care about buyers because if you dont buy it someone else will that is the reality. I dont agree with it but you'll see when the market turns and is harder buyers will get alll the attention once again. Poor service yes. Your bad experience with 1 to categorize all the same? pathetic.

FFS the day I feel sorry for a real estate agent is the same day I give up on life... you must be great at your job seeing as you hate 90% of your clients... I bet you still crawl up their arse when you smell the cash tho

yes sure thing mate. i dont hate 90% of my clients and given the majority of my business is refferral based they clearly dont share the same hatred all you do for agents, not really sure why i'm bothering justifying anything to you.

Just gotta know how to play with them back. My mum sold her house and he got bare minimum. They valued the House but they magically sold it for 30k more. Too bad my mum made him cancel the cash he would get if it sells for over x ammoumt. Eg. We wanted 620k. House sold for 650k. So he would of wanted 14% of the 30k. Great my mum hates real estate agents and kept saying nope you get nothig from that. He finally caved in. He made 4g for the sale of our house :) sucker

he got bare minimum but got 30k more than she wanted? or your implying he deliberately valued it below "market value" and then sold it for its actual market value but your mum didnt want to pay?

If he actually got 30k more for her than she wanted its fairly ordinary to then turn around and say i'm now not going to pay you what i agreed to pay you if you exceed my expectation. thats like ordering a $50 steak eating that steak, nothing was wrong with the steak but saying i only want to pay $30 for it? Having said that i might be misunderstanding what your saying above..

Anyone should meet with a few agents before listing their house with a particular agent to try and get an accurate idea on value not to mention doing your won research go to some open homes check what has been sold etc.

Nope I'm saying it was deliberately undervalued. But when the contracts were signed at the beginning we disagreed to the 14% he would get if he sold it for more.

Worked out for us. Just have to play the game too. My mum was what you would call a difficult client. Very difficult lol

Alr33x, rather then try and defend the industry which is flawed, you should embrace it and all its flaws and just go abotu doing your work honestly. You claim you do, great. It will be easy for you to shine. You claim to be on good money for your age, appreciate its because your indutry stinks and you are one of the good ones swimming in a sea of shit.

yeah i dont pretend everyone is a saint in any industry perhaps im just far more realistic than some people. I went to the doctor this morning the receptionist was a royal bitch i just shrug it off i dont blame the doctor i wont change doctor and i wont call every receptionist a rude lazy fat bitch cos thats not fair. I appreciate this industry is flawed so is everything in the world i cant thing of anything that isnt.

Also its interesting to note that noboyd ever tells good stories, even for you Roy i bet nobody rings you says hey well done you got XX done quicker then we expected but i bet if your running behind or fk it up they let you know about that. Just like if your agent had of being outstanding returned your bond asap and blah blah would you make a thread about that? nope.

I moved out December last year and until now havent got my bond back. I rang up the tenancies department 2 weeks ago to find out what's going on and they told me the lazy bastard property manager hasn't submitted any request to release the bond yet! And mind you I have been harrassing the property manager almost everyweek for the past 6 months. So I told the department that and they sent me the form I filled it up and sent it back. Then they sent notification to the real estate company and if they don't get a reply back within 9 days then the bond will be released regardless. So I hope to get back my bond within the next week or so.

If you can't haggle the bond out of the real estate you got to ring the department and request it yourself. DO NOT rely on property managers as they won't give a f**K!!!

Mate I haven't forgotten anything. Even your replies sound like a typical arrogant real-estate agent. I understand they have a job to do but there is a little thing called "customer service" and what you seem to be forgetting here is that the person selling the property is not the only customer. You are offering a product (is this case real estate), so the customer if within their rights to expect some decent service, not to be treated like a second class citizen simply because they are a dime a dozen.

In this case I held firm and did not increase my offer and guess what, they did come crawling back. Thanks for the lesson in adulthood.

This is not a personal attack it's an attack on the pricks out there. Typically I don't tar everyone with the same brush and I'm willing to admit there MAY be some decent companies and agents out there but hey, the majority are pricks from all accounts.

this is really interesting....it appears a most people here have had bad dealings and think alike in regards to estate agents....there seems to be a pattern here would you aggree?....even another guy thats posted here does the same sort of work and he doesnt seem to be getting his jocks in a twist.....you can call everyone in my trade what ever you like,i dont give a rats arse....you wont get any defence out of me....i suggest you go and eat one of these....

Their is not one thing arrogant about my replies what i am stating is fact the vendor pays the agent to get the best price its not a wavering line thats what the job is. I did not say its acceptable you get bad service because your a "dime a dozen" i merely explained thats what happened and frankly every business is the same just like ylgtr implied on the other page he wont miss my business cos he doesnt need it so is he a scum bag to? no he simply doesnt have time for people that are going to stuff him around or waste his time thats fair enough nobody is begrudging him for that so hows it different? He is offering a service too.

My post related to Roy who seemingly had 1 bad experience with a signle agency perhaps he had problems with others but hasnt mentioned those i dont know but his statement was across the entire industry even though there is a theme here 4 or 5 people had bad experiences, there are thousands of transactions both rental and sale every month so your still only representing a minority but boy you sing loudly.

i agree i have some buyers that are actually very good friends since dealing with them and i enjoy helping the decent people secure a home. I'm no different to anyone else treat others how you wish to be treated the pricks well they can go and get fkd i dont have time or a need for them.

buyers and agents alike some are good some are bad.

You would have noted i actually agreed with everything you said above anyway. Out of most posts here you seem to have a clue about what your talking about and some understanding to go with it.. the other knob jockeys well they aren't worth the time

It's no different to most industries, you have you good and bad. I think the problem with the real estate industry is the fact that people hope and dreams ride on property so vendors hold a little bit of power there. Plus the fact that there are such large sums of money involved.

You're correct though. A lot of buyers have unrealistic expectations on what they can get for their money or simply spread themselves too thin.

Oh you dont want me to start on other bad experiences. I could take you through them and they are batting a 60% poor average. So thats 2 out of 5 that were good. I am 34 and have rented in 2 different states. My sample group is almost enough to support a statistical trend :D

for the record, realestate agents dont work for the buyer or the vendor, mearly for themselves!

    • Only thing I'd add...is on recommendation from a good diff shop, I've used mineral oil in my diff including the race car for years. The synthetics can be too slippery and glaze the gears
    • 75W90 GL5 is fine. If you aren't sure about the type get one with LSD additive.

Also Redline Heavy Shockproof actively says not to use it in anything with Synchros.     • 99.9% of them are viscous diffs. The 0.01% are helicals. They were only option-able in the series 2, as well. I have redline heavy shockproof in my helical. It seems... fine? I don't think anyone is ever going to know until something really breaks and at that point I'm not sure anyone will blame the oil. I just chose it because it's extremely heavy duty and my car will see not-road-legal duty for it. I've also had sadness with various diff oils in the past sweating out everywhere and/or other 'fun' things, with clutch diffs. Given you have a 1.5 way on the shelf, I'd not even bother with the diff in the car and just get to tinkering with it. I would spend the $90 on oil toward the labor of someone else putting the diff in if time poor even lol.
    • I believe mine is helical and not clutch type. During drifting one wheel was spining as if it was open diff so bought kazz 1.5 way and has sat on my shelf for the past 5 years as I want to learn shiming process and do it myself   in meantime thought I change the diff oil hence post here. So any 75-90?   i am pretty sure r34 are helical not clutch lsd as standard . That is gtt ones
