other than that I think truganina in the right spot isn't too bad. Pockets of hoppers same big blocks future development etc.

And keep in mind you don't have to develop it just ave something with the potential for it as when the area improves builders will want it.

You'd rent it as is pretty easy for the majority. Price point I'd say $330-$400k upper end for something very desirable and unlikely youd spend that much. Rent not sure have to ask leasing maybe 300-350 per week depending on house condition & location

Waste of money man and they charge like wounded Bulls for something you can easily do yourself or get help with from someone like me - for free.

Well not everyone has access to a top bloke like yourself!

My friend went through a Buyers agent and showed me the report. They would calculate the realistic value of the property & likely rental income. In essence, stop you from overpaying & find a property for better return.

Sure you can easily do yourself but doesn't sound like Dezz can be bothered.

The cost? A few percent of the purchase price of the house. So expect around 5-10k for their service, but the upside is the savings they can negotiate at auction.

I haven't used one personally but I spent every weekend looking for 4 months.

If you wanna speak to them see whats realistic etc and we'll go from there... Procrastinated long enough, should get it happening sooner rather than later..

some/most contracts specify 6 months notice prior to price hike. $350 central clayton unit sounds pretty standard.

im over sharing a place with people. been doing it for ages. will most likely be solo bachelor-padding it up soon which also means full bills, so cuts to spending will be required. #budgetemergency

$175 for a room sounds steep as just cos the entire place would get $350 doesn't mean they'd pay half cos they only get one room lol but hey good for you but they are over paying big time!

Dezz yeh man easy from this weekend our team had 58 pending applications but the rent roll is quite large but yeh expect 2-3 weeks tops to find someone.

Ive actually got a fat wad of cash, but im driving nothing. Ive been looking for an N14 Pulsar SSS for quite some time. Found a few that worked, but nothing has come through. Would get a Silvia or something, but I have no no claim bonus, as I've driven company cars for the past few years, and only had my Datsun 1200 insured for 3rd party property. So NRMA will give me a 50% no claim, and after this year, I can sell the car, get a fast car, and have my 60% no claim with some other company. *phew* did any of that make sense???

ah yeah fair enough, we don't even have a contract or anything because he's a mate was just curious.

yeah it's good and bad, we tend to work as a team when it comes to cooking / shopping etc (insert gay marriage joke here) but then sometimes you just want the place to yourself as well

Will be moving into my home within a month. Not sure whether to rent the second room...

Nah he obviously gets free run of the place as much as I do, works out well for him as I'm the one forking out thousands on furniture and electronics etc that he can just use, only difference is I use the garage to park the car and he parks in the other driveway with his work car anyway.

yep, $175 for a full furnished place isnt too shabby. was paying $200 for a room in balaclava + bills 3-4 years ago. (mind you, I was paying a bit over half becoz uni lyf means passing the buck to someone with a job)

    • If that's the wiring from the factory, I'd be inspecting the loom everywhere.   Any signs of that anywhere else, and seriously, I'd get rid of the car ASAP before the electrical gremlins make it worthless, or it goes up in flames on its own. That is scary how that insulation is failing!
    • I should note too as I have all 4 wheel speed inputs to the emtron I now have the emtron controlling the attessa solenoid for 4wd/traction and launch control strategies. 
    • It works quite well with the adjustibility within each of the programs of the turbolamik. Essentially p1 is drive and lockup comes on like a normal driver.  But in program 7 I have customised it to not request the lockup clutch to engage until something like 6500/7 when slip was the lowest. 
    • Yep, I like that. The tags are only on the first post of a thread and we don't get huge numbers of new threads. Also, I plan to add some more report types and we could have a member report type like 'review tags' then members could flag if they thought a topic wasn't tagged correctly.  No way man, I dig the input.     • It's a valid thought. There's not exactly that functionality already (when creating a thread) - that's where the OP can use/create any tag they want. We'd have to come up with a way for the user to request their tags get reviewed or something. Otherwise the mods would have to review every new post's tags (for those that have them, anyway). There's kind of that functionality already exists to some extent, post facto of starting the thread, where the OP or any other user could report the post to admins, and request that tags get reviewed. We could do this already, and any user could already have made such a request. To make it a part of the forum proper, it would require an initial and an ongoing education programme, so that people know that it's a thing. OP based tagging/request for review would also require at least some (probably most) of the user base to be told that it's a thing they can do. Both of these things probably wouldn't spread too far and/or get used very much. If it was the standard approach on a lot of different sites, then it might do, because people would be used to it. Prank's approach to this differs from my original thought, by leaning into tagging. Which is fine - it's possibly better than what I originally suggested. In fact, I just went to the R32 GTR wiring diagram thread and added tags, including "Library". That's probably a good way to use tags and the idea of a library. We just have to drag together an (organised!) index of threads or posts that have that tag. I have yet to do any of my own follow up by pursuing worthy threads and posts and reporting/marking/tagging them for the library, such as the @Sydneykid stuff I was talking about, and possibly any amount of @Lithium 's and others' posts. At least if I tag them Library, we'll have a start.   Back to @Wazmond's idea as it relates to @PranK's, we might have some sort of a list of tags that are already used to scrape for this library. I'm not entirely sure how that would be presented or used, particularly if it got long. But it's yet another idea!   cheers
