oh alex, get this.

had a little problem on friday, but was under pressure, and had to head over to the storage warehouse to measure something up.

anyway, young bloke we had hired had gotten a bit comfortable.

sends me a msg saying "youre a shit talkerwhatre u going over there for"

i reply "excuse me?"

to which he continues being a smart arse.

did this flamin mongrel really say that to his boss?

put him in his place when i got back to the shop...

not sure if i should warn him or forget about it.

Give him an official warning and make the reason for being a shitcunt.

Also warn yourself for pretty much everything you do in life.

Well without context it's hard to say I'm going to assume that you talk like that to each other regularly so although he is out of place it's tricky to tell him off as you've created that environment.

Flip side it's a strictly professional environment and dialogue in which case official warning and move on hope he learns a lesson.

Kids these days...

nah didnt create it,

trying to teach him how to talk like a normal person on the phone.

but hes young and the old man tends to be a bit too lenient with the workers so they think they can get away with shit.

he hasnt said anything out of line all morning lol

Side note would prefer the Lexus but nobody seems to be buyin em so I'll dodge a future sc430 scenario

+1 to lexus resale value. 2001 LS430's are under $10k. 2006 LS460's are under $30k. 2012 LS460's are $80k. brand new LS460 long-wheelbase are $240k.

Can't agree entirely my is250 is the only car that I got out of without tipping in a stack of cash and was completely hassle free & reliable.

I think it's model dependent ie 7 series > LS 4 series > rc

Hello there.

Happy to give you the business if you A) make me money and B) make the process easier... Main reason I haven't already done it is that I just cbf.

Wouldn't hurt if you beat whatever % Jess was gonna manage the property for as well but we can discuss that later.

What areas should I be looking at? Think I can spend around $400k, maybe more now as I'm in a better position than I was when I got the pre-approval done

Get in touch with a buyers advocate/agent.

They will find the property, valuate the return, place the offer/bid.

Essentially do everything including the negotiation of purchase price.

And what will they charge me for this service?

Depends what she quoted but it's tax deductible anyway so what you want is service!

I'd be grabbing something on a big block in laverton for future development has strong growth potential.

Waste of money man and they charge like wounded Bulls for something you can easily do yourself or get help with from someone like me - for free.

You talking eventually knocking it down and subdividing/rebuilding? or just the future development of the area itself?

Any decent areas there that won't give me ice junkies as tenants?

Yeh that's where the money is - redevelopment. Tenants aren't bad there these days it's changed heaps man. 10-11 years ago was $140-$150 a week
