M35 Boot Problem - Works Occasionally / Locked Rest Of Time

Howdy all: Was wondering if I could grab a bit of help from you lads, my M35 250RX Boot occasionally will refuse to open - works sometimes, then it will not go again for a week or so, then back to working.

Can open the little window latch at top, but the manual boot release doesn't seem to be working either (for the bottom half), so i'm stuck with being locked out of the boot at some really unfortunate times (like when I have to get into it for work, agh!).

Any quick fixes, or does it need a new boot motor?
