Birds good idea, now might be the time for you guys to shop for a bargain. I wouldn't let saving ~8k stampers stop you from getting a mad buy.

I'm certainly not going to...but as Martin pointed out above there may be people drawing out settlements to include.

I think true bargains can come up at any time and you need to be prepared for it. Sometimes that means taking on mortgage insurance when you don't have a huge deposit together - the capital growth can easily overcome stamp duty or LMI if you've picked well.

If you can wait for the demographic to pass through over the next 5 years, Cranbourne has some great places sub 500k

stamp duty cut is pointless $15k~ is not the difference between people being able to purchase or not, it'll have the same effect as previous stimulus ie $32k FHOG just drove prices up $50k...

sounds good will win votes but achieve little..

the government co purchase is a much smarter system in assisting people

spot on

the best way to a good buy is to try and find something for sale with an out of area agent or a very small agency as the homes dont get the same level of exposure, i bought my place for a steal off a guy based 40kms away it was a PITA for him to come and show the property so clearly was happy to get it off his books

I have a thing for buying close to cemetery's- I don't like it

I got my place cheaper based on them wanting a lower settlement time, love seeing similar places auction off for way more around the streets a couple of years on too.

What about people borrowing on 95%? That 15k could be a make or break unless you can put it onto the mortgage

Under the old scheme, stamp duty reduction capped at $600k. This created a bidding cap where the first home bidders stopped at $600k Any bids above this were from older folks & unfortunately there were always oldies pushing well above the $600k.

The new scheme will allow first home buyers to pre-approve a larger amount but it just means there will be a lot more people closer to the $600k limit which will mean stuff all as it will be snapped up by an oldie anyways ~_~

I feel like a Chinese uni student would still bid you out of your plot and you'd have to share or get chucked in with your already dead parents

To a point sure - my market place the $600k cap was annoying as that is a common price point well was.. all that happened is buyers would stick to that or less or try and negotiate down $620-$630k properties due to the stamps  which rarely worked in such a strong market.. but again $15k in the scheme of things is a relatively small sum that won't make buying any easier for anybody and ultimately would you pass up the perfect property for $15k.. unlikely

Birds 95% loans are pretty rare these days and again $15k is not going to elevate someone from unaffordable to affordable the difference in repayments is neglible in the current interest environment.

its a good vote grabber for labor but that's about it history shows gov stimulus for buyers merely inflated prices

    • It makes you wonder, all these people starting to make a billet replacement head, I wonder if any have thought about trying to adapt tech from newer engines into them. You're already at the full design stage to make a billet head... Why not really spice it up and had some more modern tech into the mix too...
    • Connect all the plumbing up properly. The actual worst part about having the turbo unable to actually build boost, is you can and likely would over soon the turbo if you drove the car (free rev while stationary isnt likely to manage it).   If you do have an air leak as Duncan suggested, you'll have a bad time as the AFM will be saying different to reality.   As you have had the engine out, I'd go over all electrical connections again. If you have a consult cable, plug it in, and see what the ECU thinks is going on. Did you touch the timing belt? If so, double check your timing on the gears is correct AND put a timing light on it while it's idling and see what ignition setting you have. Is the AFM you've installed the one that was in the car previously? You said you replaced seals, what seals exactly? What have you had apart?   From memory when I had my RB25DET with factory throttle, there was two plugs the TPS plug on the loom could go to. One would leave the car running like shit, the other made it work, I think one plug on the TPS area was for something else (an option). It's too many years since I saw that part of the loom to remember properly though.   Is the car idling smooth (as smooth as an RB can)? Does it smell fuelled up?   I have a feeling either timing in timing belt is off, or a sensor isn't right.
    • Theres still skid pan and motokhana days up in QLD at least that are $100 or less. The ones that are ran as "driver training" less so, they're expensive, but just normal skid pan days like SAU ran are still low cost. And thats one of the places I learned to be a lariken, purely by asking for passenger rides, and how people were doing crazy things. Reese gave me plenty of pointers back in the day for skid pan! And yes Duncan, I will never forget your pointers for track work. Especially after Neil got out saying "I am NEVER getting in the car with him again!" 😛
    • 49719 is the cooler loop. Right at the front, LHS of that diagram. Return line from rack (LP side) goes to cooler loop on RHS front of car, then back under engine and returns to bottom of tank. 49717M is feed from tank to pump. HP line out of pump is thick rubber, followed by the hard line that runs down to crossmember and runs in parallel (but opposite flow direction) to the LP return line. Nothing goes anywhere near the firewall or interior of car. The closest they get to that is the connections on the rack.
