So a massive gate and massive sliding/folding glass doors across the whole back of the place?

It seems like a fine stage from which to show off your efforts in the gym, at least thats the first reason you would want it that comes to mind.

small side garden I see to work on.

the empty lot next door is that part of the park or will some-one build on it?

Park - only have one neighbour.

first home buyers duty reduction. you get 50% off if it your primary place of residence.

if you put the full 80% down them you don;t need to pay loan mortgage insurance.

simples

You mean 20%

If you put down 80% up front on your first house you have done well.

Going 20% deposit also gets you lower interest rates on top of not having to pay mortgage insurance.

With this I got the NAB first home buyer rate which is apparently the best in the market right now - fixed for two years. Also get about $1800 worth of shopping vouchers.

Oh shiiiit

Don't tell him/her that you earned the money with CSGO skins

I prefer independent jewellers (bcoz hipster) because the people and artists actually know what they're doing, and they have no reason to lie to you, the items do all the talking so to speak. It's not just a spec sheet.

I've used e.g. etal in the CBD a couple of times. More designer stuff, but guaranteed unique and brownie points for the wimminz (compliments and envy galore amongst peers). Also got quality custom necklace from Ralf Finch in The Basin (chose a design, picked necklace and got to choose the pearls to use).

Edit: diamond earrings is a tough choice. Easily lost, small, mostly are studs so super subtle.

"Pearl necklace" sure sure

Ok cool so there's no decent online shop gotta get off my ass and go somewhere?

Mortgage insurance is proportional to your LVR and there's a law of diminishing returns to it, which starts to get awfully shitty when borrowing at high LVRs.

Here's a good example - you have 70k saved up as a first home buyer, it could be allocated as such:

A. 600k property, 5% deposit of 30k, LMI of 26k, stamp duty 15k = initial upfront of ~70k and your LVR is 95% on 570k borrowed

B. 500k property, 10% deposit of 50k, LMI of 9k, stamp duty 11k = initial upfront of ~71k and your LVR is 90% on 450k borrowed

So whilst 100k difference between the purchase price of the two places, the more expensive one actually requires you to borrow 120k more due to money spent on LMI (and some for the extra stamp duty).

One loophole you could use to avoid this - get a relative to borrow and "gift" you enough to make up a 20% deposit and cover the stamp duty - you finance the other 80% = no mortgage insurance and you just service both loans. Or they can go guarantor on the loan and you technically don't need any deposit or LMI.

With this I got the NAB first home buyer rate which is apparently the best in the market right now - fixed for two years. Also get about $1800 worth of shopping vouchers.

I'm on 3.81% at the moment, zero annual fees.

Looks like the comparison rate for that 3.69% deal is 4.38%

Pretty sure ubank and loans.com.au are still the actual comparable cheapest as they have no annual fees on their variable rate loans, with a once off few hundred $$ fee if you want to go fixed rate. But you have to have minimum 20% deposit to get those deals.

It was available to you too? You said you went in on 20% or more deposit?

Talking about the rate; I have no idea when you obtained a loan.

    • Yes...but look at the numbers. There is a tiny tiny fraction of the number of Joules available, compared to what is used/needed. Just because things are "possible" doesn't make them meaningful.

    • Somehow Vertimass/Oak Ridge National Labs has figured out a catalyst that can convert ethanol into C9-C10 hydrocarbons in basically a single step without ending up with a bunch of ethylene or similar waste products: https://patents.google.com/patent/WO2023224867A1/en I still don't think anything like this will keep us from needing to transition to EVs regardless along with all kinds of other electrification, but things like this will go a long way towards alleviating the problem of how to electrify things like planes. Renewable diesel is seemingly an easier problem as well, Chevron is already running refineries for the stuff and the primary feedstock is tallow and other waste fats from agriculture.
    • Ok so I have sorted everything with my uniclutch and  i can offer up a bit of feedback and some things that might help others.    I found problems with factory damper line. Weird shit and had trouble with peddle adjustment    I used this https://au.gktech.com/products/r33-gts-t-skyline-braided-clutch-line?_pos=2&_sid=22b01b9b9&_ss=r Also when adjusting peddle leave a bit of play. You can get into a over stroke condition easy.. Make sure you can push the slave forward after adjusting to confirm fluid can return to master then you will need to pump it up heaps…..not sure why but that’s how it is.    last thing the splined adapter is machined perfectly. If your input shaft is old like mine was I would put a bit of valve grinding paste on it and stroke it like a 15 year old. Just to give it a tad more clearance and to better match it to the spline.    reason is on a near flat shift I have had situation where the peddle returns a millisecond after you lift from the clutch. No slip or anything but I reckon this is due to tolerance on the spline being way tighter than stock clutch and binding for a sec. I think this will go away but also my spline was old. Box is old so I guess I should have checked better. It’s a super neat fit.    it feels light as and holds awesome without any noise
